Dallas Income Properties, LLC is a Dallas-based income and investment property brokerage with me, Joe Lumbley, as the firm’s designated broker. I’ve been involved in income property sales in the same Dallas location for almost a half century. Over that time, I’ve brokered hundreds of Texas investment properties. My firm has several agents who work in different disciplines. Over that almost 50 years (knock on wood), we’ve never had a Texas Real Estate Commission complaint and have never had any sort of complaint regarding our services.
Our representatives all have significant experience in the investment property field, with more than enough gray hair on all of us. You’re not going to find any fresh-out-of-school trainees here!

How We Work
Our approach is heavily numbers-based. I’m a computer geek, having published several computer books covering IBM’s Informix databases, and for several years was an IBM Gold Consultant, a group of several hundred independent consultants associated with IBM. Early in my career, in the late 1970’s, I wrote and marketed an income property analysis program, which was one of the first internal rate of return analysis programs for one of the first personal computers, the Radio Shack TRS-80. This was even before I discovered this great new computing concept, the computer spreadsheet VisiCalc.
Now that I’ve fully dated myself as an old codger, what this means is that you can expect us to concentrate on the numbers. Income properties are called income properties for a reason. If you ever hear us talking or bragging about the new granite countertops in an apartment or touting how pretty a property looks, you can be sure that what impresses us is how much additional net income the improvement brings in. My mantra is, “Love the money, not the property.”
